Scenic Kokstad Farms With Mixed-Use Potential

Scenic farming land with mixed-use potential near Kokstad is among the properties for In2assets’s next major online auction - combined with live bidding in compliance with Covid-19 regulations - on October 14 at 11am at the Durban Country Club.

The three portions of Riverside (Tullibardine) Farm, and two portions of Modderfontein (Drummond) Farm - adjacent and operating collectively off Karg’s Post Road, near Kokstad - cover a total of about 245 hectares, including 13 hectares of peach orchards, and about 30 hectares of arable land. There is also grazing land, and a variety of improvements with income potential, including a popular function venue.
Tom Hodgson, who is handling the sale of this property, says the mixed-use operations provide an exciting opportunity for investors to expand their footprint in the agricultural, tourism, and events industries.
“The Riverside Farm portions feature a five-bedroomed main farmstead with three bathrooms, two lounges, two fireplaces, a snooker room, study, large kitchen with laundry and walk-in pantry areas. The house’s veranda has magnificent views of the surrounding countryside,” Hodgson says.

Also on Riverside Farm, there is a large workshop with two lockup containers and three lockable store rooms, triple-phase electricity, large workshop, a three-bedroomed cottage, and a separate events venue. “This venue has been popular for weddings and other types of functions. It is approximately 600m2 in extent and includes a built-in bar, change rooms with shower facilities, and fully-equipped kitchen. There are three en suite bedrooms upstairs with additional storerooms.

“The 10 hectares of arable and irrigated land with river frontage, accommodate another two semi-detached three-bedroomed cottages. There are also another 11 hectares of mountain grazing on Riverside,” Hodgson states.

The Modderfontein Farm portions on auction - the largest at about 157 hectares in total extent -include a packing shed with sorting machine, workshop, three-bedroomed house and staff house, four staff houses as well as eight stables and a tack room. The peach orchard consists of about 7 000 trees: the first planted in 1974, and the latest in 2009.
