Telkom disposal of Ermelo CBD Property

This fully fenced potential retail property enjoys exposure onto de Clercq Road, one street block south the main street through town, Joubert Street.

The property is set at the south – eastern outskirts of the Ermelo CBD, where it is surrounded by retail and service industry accommodation. This suburb represents an established part of town.

The immediate vicinity comprises established retail type accommodation, with few vacant buildings. Light industrial type accommodation is also found in the area. Most of the buildings in the area are of dated construction, however. Surrounding properties include BKB outlets, AVBOB, attorneys’ offices and the Magistrates Court, amongst others.

The subject property is located within close proximity to two main arteries through town, Joubert Street (which also serves as the N17 highway west to east) and Church Street (which also serves as the N11 highway north – to south).
This area represents the CBD of Ermelo, where most properties are of dated construction, with a few redeveloped buildings also present and the surrounding area shows good occupancy levels.

This property with a site extent of 2,852m² is improved with single storey, prefabricated buildings, in neglected condition. All unimproved areas are paved with interlocking, concrete brick pavers. Site boundaries comprise steel palisades. This site offers perfect redevelopment, with prefabricated buildings being easy to demolish.

The prefabricated buildings, consisting of asbestos panel walls under corrugated iron roof sheets, are divided as follows:

Building 1 consists of three offices, while building 2 offers four offices. A storage facility is located behind the office buildings. Air conditioners are available to the offices but is unknown whether these are still in functional state of repair.

Along the eastern boundary of the site are six storerooms and an ablution facility. These buildings are constructed from asbestos panelled wall under corrugated iron roof sheets. In front of the storerooms are carports, constructed from corrugated iron fitted to steel frames, with concrete paved flooring and enclosed with fences.

A Telkom communications tower, enclosed with steel palisades is located between the carports and the street front. The tower equipment is housed in a face brick constructed building.

No servitudes are indicated on the available SG diagrams for this property, and none are indicated on the Deeds Office enquiry.

This property will be on auction as part of In2assets Telkom portfolio sale on the 22nd August with online bidding facilities. For further information please email or call 0861 44 4769.
