Riverside Portions:
An extent of 64.9 hectares comprised of 44.9 hectares of mountain grazing and 20 hectares of irrigation.

North facing mountain grazing is predominantly rooigras with an estimated carrying capacity of 3 hectares per Large Stock Unit and 0.7 Hectares per Small Stock Unit.
There is an additional 10 Ha of arable and irragable land with river frontage. This portion boasts two semi-detached cottages each with 3 bedrooms, a kitchen, bathroom and open plan living area as well as a further 11 hectares of mountain grazing with far reaching views over the Karg’s Post area.
Modderfontein Portions:
An extent of 157 hectares comprised of 2 subdivisions.
Here, the Umzintlava River forms the Northern boundary and the portions are North facing with several peach orchards.
Furthermore, there is a pack shed with a sorting machine, a small workshop, a 3 bedroom house and staff house, there are 4 additional staff houses as well as 8 stables and a tack room. Water is provided from the reservoir which is fed by natural springs on the mountain. The 13 hectare peach orchard comprises approximately 7000 trees.
The first peaches were planted in 1974 and the newest were planted in 2009. Varieties include Transvalia, Van Dyk, Oom Sarel, Impora, Monate, Keimoes, Ligthelm, Kakamas, Summer Sun. Some of the peaches can be gravity irrigated from the above mentioned reservoir. The reservoir can also be filled from the river using a diesel pump. As per the seller, an application to clarify the water rights from the river has been submitted.
The seller has stated that all boundary fences are in good order.
The farms are situated in close proximity to the town of Kokstad in KwaZulu-Natal. Kokstad is well renowned for both it’s agricultural and tourism industries.
