This property is offered for sale by public auction and comprises a substantial commercial complex occupying a full city block. The site consists of multiple interconnected buildings originally designed for specialised telecommunications and postal-related use and offers potential for redevelopment or alternative commercial utilisation.

The property is fully paved and enclosed and benefits from frontage along four public streets, providing strong visibility and multiple access points.

Building A – Telecommunications Exchange Facility
Building A is a five-storey structure with a shared basement level measuring approximately 1,258 m². The basement accommodates parking, a guard room, garage facilities, storage areas, and dedicated technical rooms, and also provides services to the adjoining buildings within the complex.

The lower levels of the building comprise a series of storage and equipment rooms associated with telecommunications operations, while the upper floors provide additional technical spaces together with limited office accommodation, primarily located on the fifth floor and portions of the first floor.

The building was purpose-built for telecommunications infrastructure and features large open internal areas intended to accommodate technical equipment. Externally, the structure shows signs of vandalism, including spray-paint markings, with street-facing windows and doors secured to deter unauthorised access. Internally, the building requires extensive refurbishment, including replacement of missing electrical cabling, bathroom fittings, and repairs related to water ingress. Lifts are installed to service the building; however, their operational condition could not be confirmed at the time of inspection.

Electricity is available to the property; however, the extent, functionality, and compliance of the electrical installations within this building could not be confirmed throughout.

    Building B – Office Facility
Building B is a two-storey office building constructed in face brick with a pitched steel roof, consistent with the architectural style of Building A. The interior condition is generally better than that of Building A, although repairs and maintenance are still required.

The ground floor, measuring approximately 513 m², comprises office accommodation, a bar area, a storage room, a foyer, and ablution facilities. The first floor, also measuring approximately 513 m², provides additional office and storage accommodation together with a kitchen. Internal finishes include plastered and painted walls with a combination of carpeted and tiled flooring.

Electricity is available to the building; however, the condition, compliance, and full operational status of the electrical installations could not be verified.

Building C – Post Office Facility
Building C is a four-storey structure utilised as a post office facility. The exterior is finished in face brick and shows similar signs of vandalism to the other buildings on the site, with preventative security measures in place on accessible openings.

Internally, the building is in fair condition, with plastered and painted walls and flooring consisting of a mix of vinyl tiles, carpets, and ceramic tiles.

    • The ground floor (approximately 1,260 m²) comprises storage and equipment areas, offices, a security section, ablution facilities, and a kitchen.
    • The first floor (approximately 1,296 m²) includes additional storage areas and large open spaces previously designated as lecture rooms, together with a foyer.
    • The second floor (approximately 1,297 m²) comprises storage rooms, office accommodation, change rooms, toilets, a kitchen/tearoom, and depot space.
    • The third floor (approximately 79 m²) contains equipment space and a lobby area.

Electricity is available to the property; however, the condition, compliance, and functionality of the electrical systems within Building C have not been fully tested or confirmed.

    Property Location
The property is located at 378 Fox Street, Erf 401, in the suburb of Fairview, Johannesburg, and is bounded by Hans Street, Karl Street, Commissioner Street, and Main Street. This positioning provides extensive street frontage and exposure within a well-established mixed-use area comprising residential, commercial, and light industrial properties.

The site benefits from convenient access to major arterial routes, including the M2 and M1 highways, providing connectivity to the Johannesburg CBD and surrounding areas. Public transport options, including taxis and buses, are readily available, and nearby retail and service amenities support both operational and commercial activity.
