This commercial complex is located in Factoria, Krugersdorp, the commercial and industrial hub of the West Rand. Krugersdorp is a historical mining town that has modernised over time and boasts well established public and social infrastructure. Factoria is predominantly characterised by light manufacturing and distribution facilities and is situated within a network of renowned residential suburbs of the West Rand including Wilro Park, Noordheuwel, Kenmare and Ruimsig.

Factoria is situated just east of the Krugersdorp CBD and is one of a number of important industrial hubs in the West Rand, an industrial network which includes established industrial suburbs such as Chamdor, Manufacta, Laser Park, Stormill and Robertville to name a few. The subject property comprises an industrial and commercial complex consisting of multiple improvements arranged into four blocks, as well as a conference and canteen area. The accommodation features of each can be summarized as follows:

Block A
The improvements in Block A consist of a big box warehouse with a double storey office component. The warehouse offers good height and features an open layout allowing for simple reconfiguration as and when may be required. The office accommodation is spread over two floors and features a reception area, ablutions, a server room and numerous private/cubicle offices configured by way of drywall partitioning.

Block B

The industrial buildings are constructed of steel of superstructures with the wall panels comprising a combination of face brick walls and IBR sheet cladding. The roofs are constructed of IBR sheets with translucent panels in places for additional natural light into the buildings. The offices are constructed of face brick walls under concrete roofing.

The interior walls of the office extents feature a combination of rendered and painted brick walls and dry wall partitioning in places. Ceilings are covered in ceiling boards, whilst flooring is a mixture tiling and wall-to-wall carpets.

The facilities comprise a variety of fire protection installations including fire extinguishers, fire hose reels, a sprinkler system in the industrial facility in Block B and sand buckets.

The property is fully enclosed by way of a combination of prefabricated cement slabs and face brick walls topped with electric fencing and barbed wire along the street front extents.

The site is accessible from two entrances along Service Road (Voortrekker Road) and two entrances along Priestman Street.

There is ample designated open parking space in the intervening extents between Block A and B. This area has been improved with concrete. Block C and D are serviced steel shed parking bays. The conference and canteen area are serviced by a number of designated open parking bays.

The subject property features large tracts of unutilized extents and yard space with parts of Blocks A and B being improved with a mixture of concrete and asphalt paving. The entrance to the conference and canteen centre and the surrounding extents are asphalt paved.
