The sectional title industrial unit is located in the the sectional title scheme known as SS 6 Ottot Volek Road. The scheme is located on the corner of Franz Volek Road & Otto Volek Road to the North of the New Germany industrial node. This is a large industrial node which comprises a number of suburbs including Pineside, North Industria and Falcon Industrial Park. This node is located north of the M13 Metropolitan Road and the N3 National Freeway and is bisected by the M19.

The neighbourhood is well established and comprises a mix of large scale industrial premises, light industrial, showroom and retail properties. Numerous national and blue chip industrial businesses occupy the node. The upmarket residential suburbs of Cowies Hill and Westville are to the East, whilst middle income residential suburbs are directly north. The node is nearly fully developed and vacant land is in short supply. The Pinetown city centre separates the subject industrial node from the Westmead industrial area, just west of the city. Both industrial locations are highly sought after and are considered prime industrial land within the eThekweni Municipality.

Otto Volek Road extends south to connect to M19, M13 and N3. Otto Volek Road also connects to Old Main Road (M31) in the Pinetown city centre, which runs east to west through the CBD. All modern amenities and public services are located in Pinetown Central.
