    LOCALITY

    The subject property is located towards the western periphery of the greater Westmead Industrial node.
    Westmead is currently one of the most sought after industrial locations within eThekweni, and is compared to the industrial nodes in the 'northern corridor' such as 'Riverhorse Valley.' Westmead is positioned adjacent to
    the city of Pinetown in the outer west region of the eThekweni Municipality. The area comprises a mix of light industrial, general industrial, warehousing and factory type properties. The majority of these properties are owner occupied, who have realised large capital growth lately as a result of current demand and lack of industrial land.

    Westmead enjoys a close proximity to major arterial routes and good exposure to the N3 National Freeway. The property is set above street level on the southern side of Goodwood Road approximately 900m from the busy intersection where Hillclimb Road, Goodwood Road and Trafford Road meet. Trafford Road links to Richmond Road (M1), which in turn links to the N3 Freeway and M13 Metropolitan Road. Richmond Road also provides direct access to the Pinetown City Centre.
    Most modern amenities and public services are located in Pinetown Central, which is approximately 2km east
    of the subject property.

    PRIMARY USE

    This well positioned property consists of two free standing buildings on a site of ± 6 417 m². The total building area is roughly 2 269 m² which comprises 550 m² of offices, a main warehouse freezer area of ± 1065 m² plus ± 180 m² ambient staging and loading areas; a secondary warehouse to the rear of the property which measures ± 424 m²; a guard house of ± 5 m² and plant room of ± 29 m².

    There are two container dock loading bays and two on grade loading doors , and the yard can accommodate interlink vehicles. The facility has significant power supply currently with 800 amps available. The property has a generator which is also included in the sale. The entire roof of the main warehouse was replaced with a new one in August 2016.
