The site enjoys a prime strategic position within the rapidly expanding North Coast area of Westbrook. Investor confidence on the North Coast is at an all-time high with investment totalling a conservative R10-billion in new and proposed developments.
Westbrook offers easy access to the business hub of Ballito and King Shaka International Airport, both lie a mere 8-minute’s drive away. Umhlanga, Umdloti and La Lucia are also well accessed via either the M4 or N2 freeways.
The site is well positioned roughly 550 metres from the M4 freeway to the east providing access north into Ballito or south towards Umhlanga. The N2 national freeway lies 2km west of the site providing direct access to King Shaka International Airport, access towards the North of KZN, or South towards the greater Durban metropolitan area.
Westbrook also offers residents access to one of the nine blue flag beaches in the province, internationally acclaimed golf-courses as well as many spectacular shopping and retail therapy options. The site also lies within 700 metres of Crawford College, with a number of private schools available in Ballito.
Primary Use
The subject property presents a mixed-use development opportunity offering 13 355m² of bulk available (excluding parking basements, patios, balcony’s and walkways) for development. The property is versatile in its potential being well suited for either a Hotel or a residential development, or “Mixed Use” with apartments and retail, or Hotel, apartments & retail.
Hilton Garden Inn which forms part of the Hilton group of hotels has expressed interest in entering into a management agreement should a hotel be developed on the site. Hilton Garden Inn is Hilton’s fastest growing ”Traveller” brand with over 700 hotels in operation around the World. These hotels are aimed at both the business and leisure traveller. The group have identified the site as an ideal 160-key hotel location, citing the unique mix of attractive features the area offers, such as the greenbelt park, beach access, proximity to the airport, and easy access to urban centres, Ballito and Umhlanga.
From a residential development perspective, the site offers a 5-storey, 193-unit residential development potential. Each unit would range from 48m² – 166m² with basement parking included. The development could potentially have a retail element on the ground floor housing an anchor retailer, such as Woolworths or PnP express, together with a few line shops.
A significant portion of the work has been done on the site which includes excavation of the double basement and completion of the bulk earthworks. A large portion of the piling and ground engineering work has been completed. In addition, the ground beams have been cast in the basement.
All environmental EIA’s have been completed and are currently valid, together with the wide ranging Mixed Use zoning certificate.
