Umtata is a town in the Eastern Cape province of South Africa. It was the capital of Transkei, a nominally independent but not internationally recognized southern African republic that was reincorporated into South Africa in 1994.
The property is located on the corner of Timber Street and Vulindela Road in the Vulindlela Heights Industrial area. This is a popular industrial area of the town of Umtata, situated approximately 5km south of the Umtata CBD.

Although predominantly industrial, the area is progressing into retail space as well. Errol Spring Avenue which is the main road of the area has a few offices and shops. Directly opposite the property, on the western side, is an upmarket residential area known as Southernwood. Umtata is the main town in the King Sabata Dalindyebo Municipality. Umtata or Mthatha as it is known is situated off the N2, almost midway between Durban and East London. This lively city is the gateway to the former Transkei and the popular Wild Coast.

The town has an airport serviced by various commercial airlines. All amenities and services are within 5km north-eastwards in the CBD.
