Umhlanga & La Lucia Properties On Auction

In2assets will be auctioning four properties in KwaZulu-Natal on March 16 at 11am. The auctions will take place at the Mount Edgecombe Country Club.

The first is a tenanted commercial unit - Sections 1-4 Crystal Rock, 16 Solstice Road, Umhlanga Newtown Centre.

The four available sections are on the ground floor of the Crystal Rock scheme, which consists of A grade offices, residential apartments and retail.

They are located adjacent to each other and offer a combined extent of 960m². The sections are presently let to one of the largest call centre service companies in South Africa and generate a gross annual income of ± R 3.3million. The units comprise mainly open-plan office space, with a boardroom, kitchenette, pause area and ablutions for males and females. The property also offers 26 allocated parking bays, leased by the tenant.

The second property going under the hammer is a ground floor office space in La Lucia.

This prime sectional title office space is situated within an upmarket office complex, La Lucia Park, at 64 Armstrong Avenue. It is within walking distance to the La Lucia Mall and just 200 metres from the M4 Main Road.

The office unit measures approximately 167m² in extent and comprises a front reception area and seven individual offices, created with dry wall partitioning. The office also includes a walk-in safe, kitchenette and ablution facilities for both males and females. The complex offers ample parking and is well secured with steel palisade fencing.

Viewing for both these properties is by appointment only. For more information, please contact Muhammad Ali on 079 458 4256 or 031 574 7600 or email

The third property on offer is an Umhlanga penthouse in the Ocean Glades complex at 83 Lagoon Drive.

It is centrally located with easy access to amenities and entertainment options. This prime location allows for luxury living and the tranquillity of coastal life.

The penthouse occupies the top floor of the building and offers panoramic views of the Indian Ocean. Accessible via an elevator and staircase, this modern penthouse features a smart system that controls the radio, lighting, and air-conditioning throughout.

The apartment features four bedrooms, two with en-suite bathrooms. The remaining two share a bathroom. The master bedroom has a walk-in closet and a private balcony with a jacuzzi.

There is also an office space, well-finished kitchen, and a large lounge and dining area that both lead out to the balcony with a braai area and pool. Three garages are included.

The final lot features two retail units in the mixed-use precinct, The Palms, at 14 Palm Boulevard. The Palms, also known as the Protea Fire & Ice Hotel by Marriott is positioned opposite the Gateway Theatre of Shopping.  The centre is surrounded by well-established residential and office nodes.

Positioned within the luxury 4-star hotel, the two ground floor units are sought-after retail sections. Designer brands have become the new norm for luxury hotel boutiques, with stores often frequented by tourists and guests.

Both units will suit retailers but also have the potential to be used as upmarket offices, however, municipal and body corporate consents and approvals will be required.

The units, 62 and 64, are in the foyer of the hotel with each unit allocated a secure parking bay. Both are fitted with air-conditioners. Unit 62, at 64m² is fully fitted with state-of-the-art lighting and is secured with an alarm system. It consists of a kitchenette and an office.

Please note, safes, counters, display cabinets, fridge and microwave are excluded from the sale of the properties.

However the sale of these movable assets can be discussed with the seller on a separate transaction after the successful sale of the properties.

The units will be sold individually and as a combined lot.
