Extent: ± 1.4 Ha | Development opportunity
This specific property lies within the Bend Eco Estate. The owner has consent for a facility with up to 20 stables and these will be developed on a site which has existing historic farm buildings. The exclusive use area dedicated to the riding establishment is 15 000 square meters. In terms of the planning consent, further grazing on the Common Property of the Estate is permissible at a nominal annual rental (at present this is in the region of R1 000 per hectare per year).
Proposed Development: The existing buildings are being developed into the following facilities:
1. 4 staff quarters with shared kitchen and bathroom – see above extreme left where they are partially visible in aerial photo.
2. A Manager´s cottage with 2 bedrooms – in the fore ground of the photograph.
3. A large stone barn – will be developed into 20 stables
4. A separate 2 roomed building – will be developed into a feed & veterinary store and for the storage of riding equipment.
5. A brick silo – will be developed as a reception centre and lounge area for customers.
This site will be powered by solar and wind and have a back-up generator. It has its own water supply independent of that which serves the houses. This has not been installed. The fact that there will be no charge for water and electricity will be a significant benefit to the operators of the business.
